Scotland has some of the UK's tightest energy efficiency regulations for rental properties, making a current EPC essential for landlords. An assessor can also advise on the improvements that would raise your rating most cost-effectively.

Blackburn is a former mining village between Livingston and Bathgate, now a residential community with good access to the main employment centres of West Lothian.
The village has grown considerably since its industrial roots, with newer housing estates extending around the original core.
Livingston's shops and services are just minutes away and the M8 provides quick connections across the central belt in both directions.

West Lothian has excellent transport connections, with the M8 and M9 crossing the county, two rail lines linking it to Edinburgh and Glasgow and Edinburgh Airport on its eastern edge.
